As the days grow longer and flowers begin to bloom, Seattle transforms into a colorful and lively city. It's also the time of year when the real estate market flourishes with opportunities. So, pour yourself a cup of coffee, get comfortable, and read on to find out how to navigate the Seattle spring real estate market with confidence!

The Seattle Spring Vibe

Spring in Seattle is more than just cherry blossoms and occasional rain; it invigorates the housing market. As winter fades, both buyers and sellers are eager to act. New listings start to pop up, and prospective buyers flood the market, eager to find their ideal homes. For comparison, in Seattle, there were 400 new listings in December 2024, and 1,145 in January 2025!

The increase in options creates a sense of excitement and urgency among buyers.

Let’s look at how you can harness these seasonal dynamics for your real estate journey!

Understanding the Current Market Conditions

Seattle's real estate market remains strong, politics aside. Fear and anticipation are fueling the market, and we're seeing multiple offers, with purchase prices escalating well over list price. The job market continues to be strong, and the return-to-office trend has buyers making their way back to the city.

Historically, the median sales price significantly increases from January to February... I'm anticipating February stats to follow previous years' jumps quite a bit!

  • In 2022, residential median sales price in January was $775,000, and in February, it rose to $900,000.

  • In 2023, the residential median sales price in January was $800,000, and in February, it increased to $820,000.

  • In 2024, the residential median sales price in January was $827,450, and in February, it jumped to $930,000.

  • In 2025, the residential median sales price in January was $832,700, and in February... we shall see!

These statistics not only guide your expectations but also empower you to make smart decisions, whether you're buying or selling. However, each home, seller, and buyer is unique; stats will only give you a snapshot.

Preparing for Home Buying

If a purchase is in your spring plans, start with preparation. In Seattle, pre-approvals are a must. Working with a reputable lender who can anticipate needs, understand the local market, and prioritizes communication is essential!

Next, think about the type of home that best fits your lifestyle for now and for the next five-ish years (or more!). Is a charming craftsman in Ballard calling your name, or is a modern condo near Pike Place Market more your style? A focus on your needs will streamline the search process.

Partner with a knowledgeable real estate agent who knows the Seattle market well (ahem...). A good agent can provide invaluable insights and help you uncover things you may not have considered!

Selling Your Home: Spring Into Action

For those looking to sell, the Seattle spring real estate market provides a prime opportunity to attract buyers. Working with a good agent before you make any improvements in preparation for selling is very important. Good agents know buyers' desires and can help maximize your return on investment.

On average, homes sell faster and for more in spring markets!

Pricing Your Home Right

Setting the right price for your home is critical in this competitive market. Analyze the prices of similar homes in your area to inform your pricing strategy. Even in a booming market, overpricing might leave your home sitting for longer than desired.

At Katy Roberts Collective, we consider your list price our most impactful marketing tool! A home priced accurately attracts the most buyers, which will best position your property for the best and highest offers.

One of the most exciting aspects of the Seattle spring real estate market is its vibrant energy. Both buyers and sellers are motivated, creating a buzz of activity. This season symbolizes fresh starts and is a prime time to list a property! Contact us today!

Call me crazy, but when I heard I could rent reindeer for a party, I just couldn't resist closing the street and throwing a little party! So on Sunday, November 28th we did just that. In addition to having live reindeer from the Rainier Reindeer Ranch, we had warm beverages, cookies, an ornament making station, and a giving tree to benefit the YWCA.

Victor and Bunny, our reindeer ambassadors, were adorable and hungry - eating raisins from the palms of the young and young at heart. Fun fact: reindeer do not have top, front teeth. Because of their anatomy, they actually don't eat carrots.

An important part of the event was our Giving Tree and I’m proud to say every ornament (child and parent) on our tree was taken! We raised over $1,300.00 to donate to the King County of YWCA to help families in need this season. Thank you to my wonderful friends, clients, and neighbors for helping me fulfill so many Christmas wishes. Because of you, families will be able to holiday shop for their children and provide a warm holiday meal for their family.

When I decided to host a Holiday Block Party, I hoped 30 people would come. Never would have guessed for over 150 people to stop by and help kick off the holiday season with me! Thank you for making my first (but definitely not my last) Holiday Block Party a HUGE success. Until next year!
